Exterior Paitning & Siding Repair in Dallas - Frankford Meadow

Rotted boards around the windows and soffits, combined with paint that had faded well past its prime, brought this Frankford Meadow homeowner to Phillips. Our team traced the damage back to a few specific trouble spots — the roofline, a section near the pool, and the decorative window arches — replaced what needed replacing, and repainted the home from the ground up.

Frankford Meadow – Dallas

Frankford Meadow is a residential community in Dallas, TX. Phillips Home Improvements serves this neighborhood and much of the Dallas area.

  • Project Scope: Fiber-cement siding, soffit, and trim repair across multiple elevations, window perimeter resealing, and repainting of all exterior ssiding & trim

The Challenge: Rotted Trim and Faded Color

The homeowners reached out after noticing the exterior paint had faded and several boards around their windows and soffits had started to rot. On closer inspection, the damage wasn’t limited to one spot — it showed up on the back elevation where siding met the roofline, along the left elevation near the pool, and around the decorative window arches.

Repainting over rotted boards would have masked the problem instead of solving it, so the project needed to start with replacing the compromised material before any paint went on.

The Discovery: Damage in Four Distinct Zones

Once the crew got into the prep work, they found the damage traced back to a few specific causes. The wide horizontal boards on the back elevation, sitting directly against the roofline, had been absorbing rain runoff for years. The left elevation, positioned right behind the pool, showed faster wear from the ongoing humidity in that area.

The decorative arched trim above several windows also needed careful handling — those curved sections required material that could match the architectural shape while still sealing properly against water intrusion.

The Solution: Exterior Painting & Siding Repair with High Performance Products

We replaced the damaged sections with James Hardie® HardiePlank® Select Cedarmill lap siding on the back elevation and behind the pool, along with new HardieSoffit® panels, HardieTrim® frieze and fascia boards, and matching arched trim pieces above the affected windows. Fiber cement doesn’t absorb moisture the way the original wood did, which addresses the root cause of the rot found during inspection.

Before painting, every siding seam, trim joint, and all 14 window perimeters were sealed with Sherwin-Williams® SherMax® urethanized elastomeric sealant, which stays flexible through temperature swings instead of cracking the way standard caulk does. The full exterior was then finished with Sherwin-Williams® Emerald® Exterior paint, applied to restore the color and depth that had faded from the home’s siding, chimney, and eaves.

The Results: A Sealed, Repaired Exterior

The home now has a refreshed exterior finish with the rotted trim sections replaced rather than painted over. The new fiber-cement boards in the highest-exposure areas — along the roofline and behind the pool — are built to resist the same moisture exposure that caused the original damage.

With all 14 window perimeters and every siding seam resealed, the new paint sits over a stable, weather-sealed surface rather than the compromised boards that were there before.

The Phillips Way

How we handled every step of this project — from first initial consultation to final walk-through.

Step 1

Inspect & Document

Our team assessed all four elevations and identified rotted siding and trim near the roofline, the pool area, and the window arches.

Step 2

Consult & Confirm

We finalized the scope of fiber-cement replacement and paint work with the homeowners before beginning carefully going over pictures of the damage.

Step 3

Prepare & Protect

The crew power-washed the exterior with a TSP solution, scraped peeling paint, and masked off the brick and window surfaces extensively.

Step 4

Install & Restore

Crews installed new HardiePlank siding, soffit, and trim, sealed every joint and window perimeter, and applied Sherwin-Williams Emerald paint.

Step 5

Clean Up

The team removed all damaged siding, trimmed ends, tape and coverings, paint cans and painting supplies leaving the area as clean as they found it.

Step 6

Walkthrough & Sign-Off

All repaired trim and siding repairs were reviewed with the homeowner and they signed off on completed work.

Why Proper Preparation Matters

Before any new paint went on, the crew power-washed the full exterior with a trisodium phosphate solution to strip away years of dirt and residue, then scraped and sanded the surfaces to create a solid bonding area. That preparation matters even more on a project like this one, where fresh fiber-cement sections had to blend seamlessly with the existing surfaces once painted.

Materials Selected for Long-Term Performance

The areas that failed on this home — along the roofline and behind the pool — are exactly the zones where moisture exposure is highest, which is why those sections were replaced with James Hardie® fiber-cement rather than standard wood. The Sherwin-Williams® SherMax® sealant used across all siding seams and window perimeters stays flexible through North Texas’s temperature swings, addressing the kind of joint failure that let moisture behind the siding in the first place.

The Phillips Approach

Rather than painting over the rotted trim, we removed the compromised boards and replaced them with fiber-cement material before any coating was applied. Every siding seam and all 14 window perimeters were sealed as part of the same project, giving the homeowners one complete repair and repaint rather than a patch job that would need revisiting.

Coverage & Warranty

This project is backed by a 5-year workmanship warranty from Phillips Home Improvements. The premium paint system and James Hardie® products used on this project carry the manufacturer’s Limited Lifetime Warranty.

Questions Related to this Exterior Painting Project

Q: Why was the siding near the roofline replaced with fiber-cement material instead of repaired?

A: Siding that sits directly against a roofline is regularly exposed to running water and pooled moisture from rain runoff. Standard wood absorbs this water over time, leading to rot and paint failure. The team removed the damaged sections along the back roofline and replaced them with James Hardie HardiePlank fiber-cement boards, which resist moisture absorption and hold up better in high-exposure areas than the original wood.

Q: How were the windows protected during the carpentry and painting work?

A: The team masked off all window frames with paper, tape, and plastic film to protect them from overspray and debris during the work. After painting, all 14 window perimeters were sealed with Sherwin-Williams SherMax urethanized elastomeric sealant, which keeps moisture and drafts out while maintaining a clean, finished appearance around each window.

Q: Why was an elastomeric sealant used instead of standard painter’s caulk on the siding seams?

A: Exterior walls expand and contract as outdoor temperatures shift, and standard caulk dries out and cracks under that movement, leaving seams vulnerable to water intrusion. The team used Sherwin-Williams SherMax urethanized elastomeric sealant across every siding connection and trim joint because it stays flexible over time, allowing the joints to move without breaking the seal.
